Here is are a few examples of the many ways we can help each other:
- RETIREMENT ACCOUNTS: Some people have 401k's, Roth IRA's, or other retirement accounts that they were not satisfied with the performance on. We taught those people how to "self-direct" any retirement account by simply changing their custodian to one that will allow them to invest their retirement funds in real estate or other vehicles without taking the funds out of the IRA. They then made loans to us at 10-12% fixed interest annually and we secured those loans by purchasing property at a huge discount and giving them a promissory note and a deed of trust recorded against the property. By partnering with us in this way, we are able to double the value their retirement accounts every 6-7 years. It takes a lot of the guess work and gamble out of trying to time the stock market and every single one of the people partnering with us like this have expressed a lot of satisfaction in working with us in this way.
- CASH: Other people have simply loaned us cash that they had in their bank or investment accounts that they wanted to earn a higher, more consistent yield on, and we have paid them 7-12% annually.
- HELOC's: Other partners of ours have borrowed money from their home's equity using a Home Equity Line of Credit, and then loaned it to us to purchase property. By borrowing at around 5-6% annually and loaning to us at 7-12% they have been receiving monthly income from the equity in their home that was previously sitting idle.doing nothing for them. We are paying some people over $2000 per month in scenarios like this, and for years they had just been letting their equity sit idle. What could you do with an extra $1-2000 per month? - OTHER: Above we explained 4 ways that people can partner with us passively, meaning we do all the work and they bring their credit, cash, or retirement accounts and get well compensated. We also partner with people in various ways who have experience and time, or other resources to bring to the table on deals that we do. We bring a lot of expertise and resources into partnerships and we receive great value in return from our partners expertise and resources. We are open and willing to discuss virtually any type of partnership arrangements. We feel that by joing with many people in a common goal we can all achieve exponentially greater results.
